PACE Financing

The PACE Program (Property Assessed Clean Energy) is a government-backed financing option that helps property owners pay for energy-efficient, water-saving, and renewable energy upgrades — with no upfront costs.

• The financing is attached to the property, not the individual.
• You repay the loan through your property tax bill, usually over 5–30 years.
• If you sell the property, the remaining balance can transfer to the new owner (depending on local rules and lender consent).

• Windows & insulation
• Water-saving systems
• Seismic and wildfire upgrades (in some regions)
   

Who Qualifies:

• Available to homeowners, HOAs, and commercial property owners
• Property must be in a city or county that participates in a PACE-authorized district
• Borrower must be current on mortgage and taxes
   

⚠️ Things to Know:

• Interest rates can be higher than traditional loans
• Not all mortgage lenders allow PACE assessments (especially FHA and VA loans)
• The PACE amount becomes a lien on the property, similar to a tax lien
